A stunning ultra-modern development is set to be built in Denmark that features a staggered design created to adapt to the changing light and weather conditions of its waterfront location.

The project is called Nicolinehus, and was created by AART architects, who entered the winning design into a competition for residential and commercial development in the new port district of Aarhus. Created in collaboration with Bricks property developers, the new design features a modern approach that draws inspiration from the old residential blocks of the city centre while rethinking the concept of a courtyard framed by flats. The result is a hybrid of a classic block and terraced landscape that features staggered surfaces to create a unique open look and feel. The design will feature bright, spacious balconies set into red brick, with greenery and plant life being integrated into it.

The development will be divided into residential and commercial sections that slope
downhill to the marina and the harbour swimming bath nearby. Nicolinehus will also open up around two courtyards, while roof gardens will provide views and unobstructed vistas for residents and workers. The staircases will feature perforated bricks to allow daylight in, while the buildings will be made with materials designed to withstand the weather conditions of the waterfront.

The project will be built on a 40,000-square-metre site, and construction is set to begin in 2018 with an estimated time of completion for summer 2020.
